EXDO Development specializes in the transformation of distressed commercial real estate into vibrant, mixed-use, innovative urban communities.
The EXDO (“Extended Downtown”) Development team led the revitalization of Denver’s River North (RiNo) Art District from a low density, industrial warehouse district adjacent to downtown Denver into one of the country’s most sought after real estate development opportunities - with over $3 billion of public and private investment in RiNo to date and another $3 billion slated for investment over the next 10 years.
Acquiring property in RiNo since the early 2000s, EXDO amassed over one million square feet and as the area’s largest property holder began master planning the neighborhood’s evolution.
When the City of Denver expanded its commuter rail network to connect downtown Denver with Denver International Airport, the City recognized the importance of RiNo’s rebirth and located one of the five additional train stations in the heart of the RiNo - next to much of EXDO’s property holdings.
With the new commuter rail station catalyzing national development interest, in 2016 EXDO CEO and Managing Partner Andrew Feinstein worked with Denver Mayor Michael Hancock and his administration on RiNo’s revised station area and zoning overlay plan; the most progressive zoning legislation in Denver’s history.
By creating a first-ever “density bonus” system for development, the new plan allowed for highly dense vertical projects in RiNo with requirements for affordable housing, active ground-floor retail and community benefits in all new developments. The result has been the creation of thousands of units of multi-family housing and millions of square feet of new office and retail development.

We Catalyze Notable Projects
EXDO’s property acquisitions and joint venture projects have catalyzed and facilitated the development of many of Denver’s River North (RiNo) Art District’s most notable projects.
Prior to investing in RiNo, EXDO was the predominant property owner and facilitator for development in Denver’s Union Station North neighborhood adjacent to Coors Field, and in Southeast Washington, DC near Nationals Park.
Beyond EXDO’s RiNo holdings, EXDO has amassed over 17 acres at Denver’s 40th and Colorado Boulevard rail station, over 35 acres at Denver’s 60th and Federal rail station and over 30 acres at Denver’s Sheridan corridor along Evans. EXDO has begun the process of master planning these communities for future development, targeting opportunities for the next 20 years.
